About Ras El Hekma

Ras El Hekma (رأس الحكمة) is Egypt's most exciting coastal investment zone and the North Coast's most talked-about destination of the decade. Stretching from approximately kilometer marker 178 to 220 along the Mediterranean coast — roughly 350 kilometers northwest of Cairo — Ras El Hekma is widely regarded as having the most pristine beaches, clearest turquoise waters, and lowest population density of any prime North Coast zone. It is now at the center of Egypt's most transformative real estate story.

The $35 Billion ADQ Deal

In February 2024, Egypt signed a landmark agreement with Abu Dhabi's sovereign wealth vehicle ADQ — the largest single foreign direct investment in Egypt's history — to develop approximately 170 million square meters of Ras El Hekma into a world-class smart city with a free economic zone, luxury marinas, international hotels, and a dedicated international airport. ADQ's subsidiary Modon Properties was appointed master developer in October 2024. The total development is projected to attract over $150 billion in investment and could represent a cumulative spend exceeding $110 billion through 2045. Egypt retains a 35% stake in the master developer vehicle.

Ras El Hekma is already home to leading resort communities: Wadi Yemm (Modon Properties — the flagship master-developer project, chalets from EGP 13–15.9 million), Jefaira (Inertia, from EGP 6.5 million), Mountain View Ras El Hekma, Fouka Bay (Tatweer Misr, km 211, from EGP 13.9 million), La Vista Ras El Hekma (km 204, from EGP 13.3 million), Salt (Tatweer Misr, km 185), Gaia (Al Ahly Sabbour, km 193), Hacienda West (Palm Hills), and Solare (Misr Italia).

Real Estate and Investment

Ras El Hekma offers the highest capital appreciation potential on the entire North Coast, with analysts noting price growth rates among Egypt's highest following the ADQ announcement. However, most infrastructure — including the planned international airport, roads, and full utilities — is not yet built, and first residential handovers from the master plan are targeted around 2028. Ras El Hekma rewards first-mover investors with patience and long-term conviction.
